About SDAccomodations

Helping Australians find the right home

Finding a home should be the exciting part. For too many people with disability and their families, it’s the hardest part.

SDAccommodations is an Australia-wide listing platform for Specialist Disability Accommodation (SDA), Supported Independent Living (SIL) and NDIS services. We bring homes and services into one place so participants, families and support coordinators can find what they need — and so providers can fill their vacancies with the right people.

Why we exist

We started with a simple observation: the homes existed, and the people who needed them existed — but the two weren’t finding each other.

Then the calls and emails started arriving. Families, participants and support coordinators, asking us directly for help finding a suitable home. That told us everything. People don’t just need a longer list of properties — they need help making sense of it.

That’s the gap we’re here to close.

The SDA demand picture

The numbers make the problem plain. As at 31 March 2026:

25,274 Australians have SDA funding in their NDIS plan
15,518 are living in an SDA home today
9,756 are still searching for a home that suits them
12,396 SDA dwellings are enrolled nationally, offering around 28,015 places

Read that third line again. Close to ten thousand people have the funding for a specialist home and still haven’t found one. At the same time, providers tell us their biggest challenge is finding the right resident, with rooms sitting empty for months.

Homes waiting for people. People waiting for homes. Connecting the two is the whole reason we’re here.

What makes us different

Free listings, forever. Providers can list their SDA, SIL and NDIS services at no cost — permanently. No trial, no timer. The more homes listed in one place, the better the chance someone finds the right one.

Free to search, always. Participants, families and support coordinators never pay to search or enquire. You can browse every listing without creating an account.

Talk to the provider directly. Message the provider straight from any property listing — no middleman, no waiting.

Search the way you actually think. Filter by state and suburb, SDA design category, building type, bedrooms and features like ceiling hoists or onsite overnight assistance.

Real people behind it. If you’re stuck, you can reach out and we’ll help you look. That’s how this started, and we haven’t stopped.

Understanding SDA design categories

Every SDA home is built to one of four NDIS design categories, and knowing yours makes searching far quicker:

  • Improved Liveability — better physical access plus features for people with sensory, intellectual or cognitive impairment.
  • Fully Accessible — a high level of physical access for people with significant physical impairment.
  • Robust — resilient, durable design that keeps the resident and the community safe and reduces maintenance.
  • High Physical Support — for people needing very high levels of support, often with ceiling hoists, backup power and home automation.
